Part 1: House Rules

Practical use

1.Use of building and grounds

  • You rent the cabin including all furnishings. Subletting the building or its contents is strictly prohibited and will result in immediate termination of the rental agreement.
  • The landlord must be informed of the intended use of the cabin at all times. Any changes to the agreed-upon use can only proceed with written approval from the landlord.
  • The (commercial) sale of alcoholic beverages is not permitted.
  • The forest surrounding the cabin is property of the municipality of Apeldoorn; the General Local Regulations (APV) apply here. Any fines resulting from violations of the APV are entirely the responsibility of the tenant.
  • Always stick to existing paths and do not walk on the embankments of the campfire pit.
  • Parking (motor) vehicles on or next to the paths is not allowed.
  • Setting up tents, caravans, or fold-out campers on the premises is prohibited, including for daytime use.

2.Noise and Disturbance

  • Ensure that neighbours are not disturbed by your stay. Between 11:00 PM and 8:00 AM, it must be quiet outside on the premises.
  • In case of verifiable noise complaints during the night, a portion of the deposit may be withheld.

3.Campfire and Safety

  • Making fire is only permitted in the designated fire baskets or in the campfire pit in the forest. Open fire in other locations is strictly prohibited.
  • Always ensure sufficient water for extinguishing is available next to the fire.
  • Always check www.natuurbrandrisico.nl in advance to see if a regional fire ban is in effect.

4.Cleaning and Check-out

  • Leave the cabin in at least the same condition as you found it.
  • Upon departure, the halls must be swept. The sanitary facilities, kitchen, and hallway must be cleaned and mopped.
  • Please note: the wooden floors must absolutely not be mopped.
  • After the rental period, keys must be returned to the caretaker or their substitute according to the instructions you receive.
  • Insufficient cleaning may result in a deduction from the deposit.

5.Waste Disposal

  • Never leave waste or garbage bags outside. Empty glassware must be taken home and disposed of by you.
  • For a fee, you may leave household waste with us, provided you report this in advance. The costs will be deducted from the deposit (maximum three 60-litre garbage bags, expandable to five bags at an additional cost).
  • If waste is not left behind as agreed, the costs of emptying the waste container may be charged to the tenant.
  • For rental periods exceeding 72 hours, alternative arrangements can be made regarding waste handling and disposal.

Part 2: General Terms & Conditions

Administrative & Financial

6.Rental Fee and Utilities

  • The rental price includes regular use of gas, water, and electricity. In case of extremely high consumption (30% above the average weekly consumption), the additional costs will be charged to the tenant.

7.Payment and Deposit

  • In addition to the rental fee, you pay a security deposit in advance. Payment must be received by the date agreed upon in the contract.
  • Within one week after the rental period, the caretaker will inspect the building. If everything is in order, the full deposit will be refunded within 30 days to the account used for payment.

8.Deposit Deductions

The caretaker may withhold (part of) the deposit in the following cases:

  • Damage or loss: All costs for repair or replacement of damage to the building or furnishings are entirely the responsibility of the tenant.
  • Negligence: For example, failing to lock the building, losing keys, or leaving furnishings outside.
  • Nuisance or insufficient cleaning: See the relevant rules in Part 1 for details.
  • If the costs exceed the security deposit, the tenant must pay the remaining amount within 30 days of notification.

9.Cancellation

  • For cancellations up to 14 days before the rental period, you owe 50% of the rental fee.
  • For cancellations within 14 days of the start date, you owe the full 100% rental fee.
  • These amounts may be refunded (minus administrative costs) if a suitable new tenant is found for the cancelled period.

10.Liability and Supervision

  • The landlord (J.J. Enders Foundation) is not liable for theft or loss of the tenant's property, nor for costs arising from force majeure (such as fire or government intervention).
  • The tenant is responsible for all group members and must inform everyone of these rental terms.
  • Instructions from the caretaker must be followed at all times; the caretaker must always be granted access to the building. In case of serious violation of the rules, the tenant may be immediately removed from the premises without financial compensation.

11.Complaints and Appeals

  • Do you disagree with a settlement or deposit deduction? You may appeal within 14 days to the representatives of the J.J. Enders Foundation. However, this is only possible if the dispute concerns an amount greater than the standard security deposit.
